An amazing design by Teal Architecture, timeless colour selection choices and ongoing upkeep of the property by our Clients resulted in the house looking as good as it did when constructed in 2021

To set off an architecturally spectacular project, the driveway had to be a showpiece. Following driveway lighting, drainage and irrigation works, we installed topsoil within plastic tubes for future ground plantings. The driveway concrete screed was completed, followed by paving incorporating cobblestones with feature bands. Following the completion of paving, we also constructed a new timber balustrade to reference the existing verandah and a metal driveway arbor
The basement garage in this project is expansive. The concrete floor was ground to achieve a great exposure of aggregate within the concrete mix. To add greater visual appeal, velvet finish render was added to the wall surrounding the cellar entry. The stormwater pit grates were also picture framed in natural anodised aluminium to ensure a seamless finish to the surrounding polished concrete
A special feature of this project is the cellar. In order to address air conditioning and electrical services above, we constructed an independent room within a room, providing the cellar with its own roof and wall structure. Working in consultation with the cellar equipment supplier, we installed insulation, a ply substrate, oak wall and ceiling lining boards and bespoke black metal return air cover. A recessed blind pellet was also installed above the double glazed window and door unit
Another important element of this project was the conversion of an existing brick garage into a pool house. Following significant demolition of the existing structure, we added an additional internal brick skin to increase structural integrity. A new concrete slab was poured to elevate the pool house floor above the external paving level and prevent water ingress. New stud walls were constructed to create a new WC and steam shower and the existing roof structure was correctly anchored to the new brick walls. Following new aluminium window installation, service roughins and insulation were completed in preparation for plaster, while new eaves and rendering were completed externally
As the landscaping plan evolved with the house build, we worked closely with our Clients, Structural Engineer and Steel Fabricator to achieve the outcomes the Clients envisioned. To eliminate damage on site, the pergola and cantilevered pool area columns were site painted ensuring aesthetic appeal and durability. Following completion of the pergola installation, we were also able to subsequently place a metal planter box around the pergola columns to further integrate their appearance into the overall landscape design. During these works we also commenced paving including pad footings for concrete paving steppers between the main house and pool house
As the internal elements of this project progress, the external works continued. The rear fencing around the pool evolved to incorporate a masonry fence and a retaining wall to address existing subsidence below the pool paving. After demolition of the rear boundary brick wall and paling fence, we constructed a new concrete strip footing over reinforced bored concrete piers. We then built a core filled block retaining wall to the rear property boundary while a concrete sleeper retaining wall was constructed to the northern property boundary and a new timber paling fence built above it
In addition to refurbishing the existing chimneys, we also rebuilt the existing internal fireplaces. All existing mantles and cast iron inserts were removed. The timber mantles were chemically stripped and two pack panted. The cast iron was resprayed and the tile inserts replaced. The hearth bases were repaired over which we installed a new stone hearth incorporating a timber substrate to create a shadow line detail to perimeter of the hearth
Following the completion of plaster, interior works are underway. Shower bases are first waterproofed, then screeded and waterproofed a second time to ensure reliable outcomes. The work of our Tilers shows through around the top of the bath hob. In the main ensuite, we installed undertile heating. We first waterproof the entire floor to ensure adhesion of the undertile heating mat. After the mat installation, we then apply leveller to protect the heating coils and then apply a second waterproof layer to further protect the under tile heating coils. The benefits of templating the stair step lights are visible, while out Joinery contractor test fits Kitchen joinery prior to painting
Throughout this project, the extent of remediation to the existing house increased. The original timber subfloor had additional stumps and floor joists added to eliminate deflection and significant levelling issues. Existing hard plaster cracks were chased out and repaired while stud walls were made straight and plumb. The existing pressed metal ceiling was demolished and reconstructed. Following the relocation of existing passage walls, new hard plaster laths were installed and corner staff moulds recreated by our Renderer. Passage fretwork and ceilings were also adjusted as necessary as the existing house was brought back to level and square
